Buying a Home in Los Angeles: The Steps From Search to Keys

Published November 5, 2026 · Lianna Danielyan, REALTOR® · Equity Union

Figures and rules in this post are as of November 6, 2026, from the sources linked below. Check the source for any later update.

1. Get pre-approved

A lender reviews your income, assets and credit and issues a pre-approval letter. Sellers usually expect one with an offer. In LA County, loans above $1,249,125 are jumbo loans in 2026.

2. Sign a buyer agreement

Since August 2024, a written agreement with your agent is required before touring. It sets out the agent’s services and compensation.

3. Search and tour

Search active listings on Lianna’s home search, then tour the homes that fit.

4. Make an offer

The offer sets the price, deposit, contingency periods and closing date, usually on the C.A.R. Residential Purchase Agreement.

5. Escrow and investigation

Escrow opens. You review disclosures and the preliminary title report, schedule inspections, the lender orders the appraisal, and you arrange homeowners insurance.

6. Remove contingencies and close

After removing contingencies, you sign loan documents and wire funds, confirming wiring instructions by phone. The deed records with the County.

7. After closing

File for the homeowners’ exemption and watch for a supplemental property tax bill.
