CalHFA: California’s State Programs for First-Time Homebuyers
Figures and rules in this post are as of November 6, 2026, from the sources linked below. Check the source for any later update.
The California Housing Finance Agency (CalHFA) is the State’s affordable housing lender. It does not lend directly to the public. Its programs are offered through CalHFA-approved private lenders.
What CalHFA offers
- First mortgage programs, including conventional and FHA options.
- Down payment and closing cost assistance, often as a deferred-payment junior loan.
- Homebuyer education requirements and lists of approved lenders.
How to check eligibility
Eligibility depends on income limits, purchase price limits, credit, and first-time buyer status, all set by county and program. Programs and funding change during the year, so CalHFA’s website has the current list.
Some cities and Los Angeles County also run their own assistance programs with separate rules.
