2026 Conforming Loan Limit in Los Angeles County: $1,249,125
Figures and rules in this post are as of November 6, 2026, from the sources linked below. Check the source for any later update.
Each year the Federal Housing Finance Agency (FHFA) sets the maximum loan size Fannie Mae and Freddie Mac can buy. For 2026:
- Baseline limit (most of the U.S.): $832,750 for a one-unit home.
- High-cost ceiling: $1,249,125, which is 150% of the baseline.
- Los Angeles County is at the ceiling, so its 2026 one-unit limit is $1,249,125.
Conforming vs. jumbo
A loan at or under the limit is a conforming loan. A loan above it is a jumbo (non-conforming) loan, which lenders keep or sell outside Fannie Mae and Freddie Mac. Jumbo loans often have their own down payment, credit and cash-reserve requirements, set by each lender.
Example
With 20% down on a $1,561,000 purchase, the loan would be $1,248,800, just under the LA County limit. On a higher-priced purchase with the same down payment percentage, the loan would be jumbo.
Limits for 2- to 4-unit properties are higher. FHFA publishes the full county-by-county table.
