The California Association of REALTORS® (C.A.R.) released its September 2026 home sales and price report on October 19, 2026. These are the figures it reported for Los Angeles County and the wider LA area.

Los Angeles County

  • Median price for an existing single-family home: $994,670.
  • That is up 5.0% from August 2026 ($946,950) and up 1.2% from September 2025 ($983,230).
  • Sales rose 5.4% from August but were down 10.9% from September 2025.

Los Angeles Metro Area

  • Median price: $855,000, up 0.6% from August and up 3.0% from a year earlier.
  • Sales rose 1.5% from August and fell 8.0% from a year earlier.

Southern California

  • Median price: $895,000, down 0.6% from August and up 3.0% year over year.
  • Sales were essentially flat from August (down 0.2%) and down 9.1% year over year. C.A.R. said this was the largest annual sales decline of the state’s five regions.

What these numbers measure

A median is the middle price of the homes that closed in the month, so it moves with the mix of homes sold as well as with values. A month when more higher-priced homes close can raise the median even if individual home values did not change. For a figure about one specific home, a comparative market analysis that looks at nearby closed sales is more precise.
