Selling a Home in Los Angeles: The Steps From Pricing to Closing
Figures and rules in this post are as of November 6, 2026, from the sources linked below. Check the source for any later update.
1. Review recent sales
A comparative market analysis (CMA) compares your home with similar nearby homes that recently sold. You can request one from Lianna. It is prepared by hand, not generated automatically.
2. Prepare disclosures
California sellers complete the Transfer Disclosure Statement and order a Natural Hazard Disclosure report, along with other disclosures depending on the property and its location.
3. Prepare and market the home
This can include repairs, cleaning, staging, photography and a listing on the MLS, which shares it with other brokers and syndicated sites.
4. Review offers
Offers differ in price, financing, deposit, contingency periods and closing date. You can accept, counter or reject.
5. Escrow
The buyer completes inspections, appraisal and loan approval. Repair requests may be negotiated.
6. Closing costs
Seller costs commonly include brokerage compensation (negotiable), documentary transfer tax, escrow and title fees, and any agreed credits. Inside the City of Los Angeles, sales above $5.4 million also carry the Measure ULA tax.
7. Closing
The deed records, the escrow officer pays off your loan and disburses your proceeds. California may require withholding on the sale. FTB Form 593 covers this, and some sellers qualify for an exemption.
