California’s homeowners’ exemption lowers the taxable assessed value of an owner-occupied principal residence by $7,000. At the base 1% property tax rate, that is about $70 a year in savings.

Who qualifies

  • You must own the home and live in it as your principal residence as of January 1.
  • Only one homeowners’ exemption is allowed per person, for their principal residence.

Deadlines

  • File by February 15 to get the full exemption for that year.
  • File after February 15 but by December 10 to get 80% of it.
  • Once granted, it stays in place until you move or no longer qualify. Then you must tell the Assessor.

New owners usually get a claim form from the LA County Assessor after the sale is recorded. Forms and answers to questions are available from the Assessor’s office.

Other exemptions

The Assessor also handles exemptions such as the disabled veterans’ exemption. Its website lists each one with eligibility rules.
