LA County Property Taxes: First Installment Is Delinquent After December 10, 2026

Published November 5, 2026 · Lianna Danielyan, REALTOR® · Equity Union

Figures and rules in this post are as of November 6, 2026, from the sources linked below. Check the source for any later update.

The Los Angeles County Treasurer and Tax Collector mails the annual secured property tax bill by November 1. The bill is due in two installments.

2026–27 first installment

  • Due: November 1, 2026.
  • Delinquent if not received, or USPS-postmarked, on or before December 10, 2026.

The second installment is due February 1 and becomes delinquent after April 10. Check the Treasurer and Tax Collector’s site for the exact dates for this tax year.

Before you pay

  • If your lender pays your taxes from an impound (escrow) account, check with the lender before paying so you don’t pay twice.
  • If you bought recently, you may also get a separate supplemental tax bill. That bill is not part of the annual bill. Our supplemental tax post explains it.
  • Pay only through the official county site or the payment options printed on your bill.
